Rental Criteria

To qualify for a Manufactured Home site, you must meet the following criteria:


Proof of identification

  1. Applicant must have a social security number.
  2. Failure to supply adequate identification documents is a basis for denial of the application.
  3. A photo ID is required such as a New Jersey Driver's License or New Jersey picture ID from the Division of Motor Vehicles.
  4. The application will not be accepted without this ID.

Income

  1. Debt to Income Ratio - can not exceed 43%. (The Debt to Income Calculation: Your debt PLUS Our lot fee) DIVIDED by your salary TIMES 100 EQUALS percentage total)
  2. Your monthly site fee, mortgage payment, and any other loans or debt (credit cards, etc.) cannot exceed 43 % of your monthly gross taxable income. You must present documented proof of all taxable income, child support, alimony, disability, social security and pension.

Credit History

  • FICO Score - no less than 650
  • Bankruptcy - none within the past 4 years, with established credit
  • Delinquency- no charge offs or collection accounts (other than medical)

Tenancy History

  1. a. No previous evictions.
  2. b. Letter to previous landlord sent for confirmation (Rental Verification from landlord )

Employment History

  1. Must be employed at least two years at current job
  2. If Self employed - Established business more than 2 years

Down Payment

  1. No less than 10%
  2. Must be verified by Bank Statement
  3. Down Payment can not be a loan
